• <br /> execution of the City Council Findings, Conclusions <br /> and Decision on the rezone of the site in order for <br /> the City to determine if easement access should be <br /> required to the central plateau area of the <br /> Zevenbergen property. If required by the Public <br /> Works Director, easement access must be provided to <br /> the central plateau area prior to subdivision or <br /> issuance of permits on Phase 1 . <br /> PARKING <br /> a. Apartment and Townhouse Units: Parking shall be <br /> provided for apartment and townhouse units per the <br /> greater of the following two standards: <br /> 1. a minimum of 1. 5 per dwelling unit for one and two <br /> bedroom dwellings, a minimum of 2 per dwelling for <br /> three or more bedroom dwellings. <br /> 2 . a minimum of 2 per dwelling for the first 100 <br /> units in each phase, a minimum of 1 .5 per dwelling <br /> for all other units. <br /> b. Recreation Centers: Parking shall be provided for <br /> each main recreation center per the following <br /> standards: a minimum of 10 for the recreation center <br /> in Phases 1 and 2 , and a minimum of 15 for the <br /> recreation center in Phase 3 . <br /> c. Single Family Lots: A minimum of 2 off-street <br /> parking spaces shall be provided for each single <br /> family lot if the right-of-way width in the plat is <br /> 60 feet. A minimum of 4 off-street parking spaces <br /> shall be provided for each single family lot if the <br /> right-of-way width is less than 60 feet, per the <br /> City's Subdivision Ordinance. <br /> d. General: Parking for the multiple family units <br /> shall not be permitted to back into the public <br /> roadway which extends from Merrill Creek Parkway to <br /> the single family plat. <br /> FIRE DEPARTMENT REQUIREMENTS <br /> a. Fire Alarm Systems: Fire alarm systems are required <br /> for the multiple family units where there are three <br /> stories or 16 or more units per the Uniform Building <br /> Code. <br /> b. Hydrants: Hydrants must be provided as required in <br /> Section 14 . 16 . 570 of the Everett Municipal Code. <br /> c. Access: Access must be provided as required in <br /> Section 10. 207 of the Uniform Fire Code, 1988 Edition <br /> and Chapter 46. 44 of the Everett Municipal Code - <br /> Fire Lanes. <br /> d. Fire Flow: All fire flow requirements must be met. <br /> e. Sprinklers: Sprinklers must be provided in <br /> accordance with the ordinance in effect at the time <br /> of application for Building Permits. <br /> f. Hydrants, water supplies and access adequate for fire <br /> safety purposes must be in place prior to <br /> commencement of construction per Uniform Fire Code <br /> Section 10. 301(d) . <br /> 17 <br />
