• <br /> • <br /> d. Orientation of facility to prospective tenants <br /> of development (adults, families, senior <br /> citizens, etc. ) <br /> e. Linkage of facilities with other recreational <br /> facilities, either on-site or off-site. <br /> f. Capability of facility for year round use. <br /> g. Proximity to other off-site recreational <br /> facilities which are available to and likely to <br /> be used by residents of the proposed <br /> development. <br /> The Applicant has proposed to provide swimming pools, <br /> tot lots, sport courts, jacuzzi pools, weight rooms, <br /> and other recreational facilities for tenants. <br /> c. Recreation Trail System: Prior to the issuance of <br /> permits for any phase, a master plan for a <br /> recreational trail system shall be reviewed and <br /> approved by the Planning Department (after comments <br /> from the Parks and Recreation Department) . The <br /> detailed plans for each phase must incorporate the <br /> trails from the master plan. The trails shall <br /> consist of a minimum 4 foot wide pathway surfaced <br /> with 1/4 inch minus gravel . The trails shall be <br /> constructed in such a manner as to avoid erosion. <br /> Where grading is necessary to construct the trail <br /> system, revegetation with native grasses must be <br /> provided. Directional signing for the trail system <br /> must be provided. The Planning Department <br /> recommends that the signing include interpretive <br /> signs. <br /> SITE DESIGN <br /> a. The site use and layout must be consistent with <br /> Exhibit "B" to this agreement, as modified to comply <br /> with the conditions listed herein. <br /> b. Buildings shall be oriented so as to screen parking <br /> areas, traffic, noise, and lighting from properties <br /> abutting the project. <br /> c. Building envelopes must be shown on the map <br /> submitted for preliminary subdivision approval on <br /> all single family lots. <br /> I � <br /> BUILDING DESIGN <br /> a. Height: All buildings shown as townhouses on the <br /> approved master site plan (Exhibit "B" ) and all <br /> single family houses shall be limited to 28 feet in <br /> height measured from the base elevation of the <br /> building to the top of the roof. All other <br /> buildings shall be limited to no greater than 3 <br /> stories and no greater than 35 feet in height <br /> measured from the base elevation of the building to <br /> the top of the roof, except for building <br /> appurtenances. The base elevation shall be shown on <br /> the plans submitted for Building Permits. For the <br /> purposes of this contract, base elevation means the <br /> average elevation of the approved topography of a <br /> parcel at the midpoint on each of the four sides of <br /> the smallest rectangle which will enclose the <br /> proposed structure, excluding all eaves and decks. <br /> The approved topography is the topography existing <br /> on the site as of January 1 , 1988 . <br /> 21 <br />
