b. Facade Modulation: Buildings containing more than <br /> three dwelling units shall be required to provide <br /> building facade modulation in accordance with the <br /> following standards: <br /> 1. maximum wall length without modulation = 40 feet <br /> 2 . minimum modulation depth = 3 feet <br /> 3 . minimum modulation width = 8 feet. <br /> c. Roof Slope: Roofs shall be sloped, with a minimum <br /> slope of 4: 12 ; except for carports and garages. <br /> d. Roof line Variation: Buildings containing more than <br /> three dwelling units shall be required to provide <br /> roofline variation in accordance with the following <br /> standards: <br /> 1. maximum roof length without variation = 40 feet <br /> 2. minimum horizontal or vertical offset = 3 feet <br /> 3. minimum variation width = 8 feet <br /> 4. roofline variation shall be achieved using one <br /> or more of the following methods: <br /> a. vertical offset in ridge line <br /> b. horizontal offset in ridge line <br /> c. any other method proposed by the developer <br /> which is approved by the Planning Director. <br /> e. Interior Building Setbacks: The minimum setback <br /> between buildings located on the same lot shall be <br /> an average of 15 feet, but in no event closer than <br /> ten feet. <br /> f. Refuse Disposal Areas: Screening of all outdoor <br /> refuse disposal areas must be provided. These areas <br /> must be shown on the site plans submitted for future <br /> SEPA reviews and the site plans submitted for <br /> Building Permits. <br /> g. Parking Garages: The City recommends the <br /> construction of parking garages to meet a portion of <br /> the minimum parking requirements. Provision of <br /> garages would constitute a "minor" revision to the <br /> site plan. <br /> h. Mail Boxes: Mail boxes shall be provided in central <br /> locations which shall be shown on the site plans <br /> submitted for future SEPA reviews. The US Postal <br /> Service must approve the mailbox locations; however, <br /> mail boxes shall be provided in the interior of the <br /> project and not be provided on Merrill Creek <br /> Parkway. Either parking or pullouts must be <br /> provided adjacent to the mailboxes. <br /> i . Materials: Buildings must consist of nonreflective <br /> material; except for windows. <br /> j . Townhouse Units: The townhouse units shall not <br /> exceed the bulk shown on the approved site plan, <br /> Exhibit "B" to this contract. <br /> SIGNING AND LIGHTING <br /> a. Signing Plan: A coordinated signing plan for the <br /> entire site must be reviewed and approved by the <br /> Planning Department prior to issuance of permits for <br /> any site. <br /> 22 <br />
