b. Signs: The following standards shall apply to signs <br /> on the site: <br /> 1. Signs shall not be internally illuminated. <br /> 2 . Freestanding signs - <br /> I' <br /> a. One freestanding project identification sign <br /> is permitted on the Merrill Creek Parkway <br /> frontage for the entire project. In <br /> addition, one freestanding project <br /> identification sign is permitted per phase <br /> for each access from public right-of-way <br /> (excluding emergency access) as shown on <br /> Exhibit B. <br /> b. The maximum sign area shall be thirty-two <br /> (32) square feet. <br /> c. The maximum height for a freestanding sign <br /> shall be one ( 1) foot for each one (1 ) foot <br /> the sign is setback from the property line <br /> which abuts the street right-of-way, up to a <br /> maximum height of ten (10) feet. The <br /> minimum setback from the front property line <br /> shall be five (5) feet. <br /> The sign height means the vertical distance <br /> from grade to the highest point of a <br /> freestanding sign or any vertical projection <br /> thereof, including its supporting columns. <br /> Grade shall be determined by taking the <br /> average elevation at finished grade for the <br /> midpoints of the four sides of the smallest <br /> rectangle that will enclose all area which <br /> is within a five (5) foot horizontal radius <br /> of the sign and its supporting structure. <br /> 3 . Wall signs - each facade of each recreation <br /> center shall be allowed a sign a maximum of <br /> twenty-four square feet. <br /> 4 . Projecting signs - shall not be permitted. <br /> 5. No sign shall be located closer than ten (10) <br /> feet to an internal property line. <br /> 6. The address of each multiple family phase shall <br /> be designated in a manner visible from Merrill <br /> Creek Parkway. Each building and apartment unit <br /> shall be identified in a manner to be clearly <br /> visible from the internal roadway system. <br /> Letters and numbers shall be a minimum of 5 <br /> inches high. <br /> 7. A sign shall be permitted at each emergency <br /> access from the new public right-of-way, per <br /> Exhibit B. The sign shall be approved by the <br /> City's Fire Marshal and the Planning Department. <br /> c. Lighting Plan: A coordinated lighting plan for the <br /> entire site must be reviewed and approved by the <br /> Planning Department prior to the issuance of permits <br /> for any phase. <br /> 1. All light sources shall be shielded from adjacent <br /> property and be scaled in size and intensity to <br /> match the magnitude of the area to be lit. <br /> 23 <br />
