f <br /> Possible exceptions to A-2 occupancy under the 2006 IBC: room less than 750 square feet <br /> used as an accessory occupancy, occupancy load less than 50 accessory to another occupancy. <br /> 5. The access to the basement from one side more than 75 feet away from the furthest <br /> wall will require the basement to be sprinklered, per IBC section 903.2.11.3, subject to <br /> the review of the Fire Department. <br /> 6. Please show the following on all levels: <br /> a. A discernible path of egress should be shown with illuminated exit signs on the <br /> drawings, per IBC section 1011.1. <br /> b. Emergency lighting should be shown on the drawings, per IBC section 1006.1, at <br /> the interior and exterior side of the door. <br /> 7. The drawings should indicate specific signage at the main entrance door and the rear <br /> exit doors to indicate that these doors will be open during business hours, per IBC <br /> section 1010.1.9.3, paragraph 2.2. <br /> Construction <br /> 1. Please submit a plumbing fixture count based on IBC Chapter 29, since there are three <br /> separate businesses being served. Based on the revised occupant load of the first floor, <br /> it appears that a third toilet room will be required to support the wine tasting room and <br /> offices and winery, if these are concurrent operations. <br /> 2. The door between the office and the basement stairway are not shown consistently on <br /> the plans. <br /> 3. A landing at the top and bottom of the stair is required at each level between the first <br /> and basement levels, per IBC section 1011.6. <br /> 4. The doors exiting the basement should be shown as minimum 3'-0"wide each, per IBC <br /> section 1010.1.1. <br /> 5. The riser and tread dimensions and two handrails should be at stairways from the <br /> basement, per IBC section 1011. <br /> 6. Please provide a building section indicating the existing or new ceilings on both levels, <br /> and a reflected ceiling plan for each floor indicating either new or existing lighting. <br /> 7. Please indicate wall and ceiling sections for the new construction, and target those <br /> sections to the plans, indicating how the walls are supported. <br /> 8. Please confirm if all doors shown on the plan are existing, and provide a door schedule, <br /> including hardware and elevations for new or relocated doors. <br /> 9. Please provide a manufacturers cut sheet for the stove and dishwasher, and a menu for <br /> the use of the equipment to serve the winery, tasting room, and offices. <br /> 10. Please provide a detail of the construction of the wall behind the oven. <br /> Accessibility <br /> 1. The alteration includes an area of primary function, which requires access from the <br /> tasting room to the two toilet rooms in the office, per IBC section 2902.2. <br /> a. The cost of altering an accessible toilet room if a third new toilet room is not <br /> required does not have to exceed 20% of the cost of the alterations to the <br /> primary function area, per IEBC section 410.7 exception 1. <br /> 2. The sales and service counter should be shown in section and elevation to meet <br /> accessibility requirements of ICC-A117.1-2009 Chapters 9 for service counters and <br /> section 309 for reach ranges. <br /> 3.
