iii. May not include buildings, parking, loading facilities, <br /> antennas, above ground communication facilities. <br /> f. Median Strip <br /> A landscaped or natural vegetated median strip <br /> approximately the width a center left turn lane must be <br /> provided for at least five hundred feet back from the end <br /> of any street intersection except for access and left <br /> turn lanes. Median strips will be maintained by the <br /> adjacent industrial or commercial property owners, dead <br /> or diseased plants will be replaced. <br /> g. Parking Lot Landscaping <br /> i. Parking lots shall provide a minimum of ten (10) feet of <br /> natural vegetation or landscaping between vehicle parking <br /> rows and a minimum of ten (10) feet of natural vegetation <br /> or landscaping between parking areas and the internal <br /> driveway/roadway system. At a minimum these landscaped <br /> or natural vegetation areas shall cover ten (10) percent <br /> of the parking area. <br /> ii. Natural vegetation should be preserved and landscaped <br /> areas should consist of sod, deciduous and coniferous <br /> trees and hardy ground covering plants. <br /> iii. Berms or appropriate screening landscape materials <br /> sufficient to provide a substantial visual buffer are <br /> encouraged between parking areas and other adjacent <br /> properties, and public rights-of-way. <br /> h. Building Landscaping <br /> i. Each building should be surrounded by an average of 15 <br /> feet of landscaping or natural vegetation, and/or <br /> walkways, except for loading areas. <br /> ii. Each lot site plan shall incorporate strong entrance <br /> identity to be created by architectural and landscape <br /> elements. <br /> iii. Each parcel should be encouraged to incorporate outdoor <br /> recreation facilities, such as picnic facilities, sport <br /> courts, exercise facilities, etc. for use by the <br /> employees on the site. <br /> iv. At such time as the City adopts a pedestrian pathway <br /> system plan for this area of Everett each development <br /> proposal shall be reviewed to determine if specific <br /> pedestrian improvements are required within that <br /> development consistent with the adopted pedestrian plan. <br /> Note: sidewalks are required on both sides of all public <br /> rights-of-way. <br /> v. To the extent practical drainage facilities such as <br /> drainage swales and ponds should be integrated into the <br /> site plan, building design and on-site and off-site <br /> recreation facilities. <br /> -7- <br />
