8. Signing <br /> a. The design and placement of all signs shall be integrated with <br /> the overall site and architectural plan theme. <br /> b. Each business is limited to two identifications signs plus <br /> directional and safety related signs. <br /> c. The office and industrial park may have one entryway sign <br /> identifying the park and its tenants and a sign at 20th Avenue <br /> West in the vicinity of 75th Street. <br /> 9. Parking <br /> a. Parking shall be required depending on the use proposed for <br /> each building. The amount shall be determined at the time of <br /> site plan approval for each specific development and refined if <br /> necessary at the time of individual building approval. <br /> b. Parking within three hundred (300) feet of a residentially <br /> designated area shall be visually blocked from the residential <br /> area by buildings, berms, or solid brick, wood, masonary, rock, <br /> or stucco fences. <br /> c. In addition to the requirements of this section and Section 5. <br /> f, parking shall be provided and designed in accordance with <br /> City standards including provision for handicapped access. <br /> e. Pedestrian access from parking lots shall be convenient and <br /> safe. <br /> 10. Loading <br /> a. Loading areas should not interfere with circulation to other <br /> activities (i.e. parking and on street movement). <br /> b. Loading bays and truck parking areas shall be screened from the <br /> street frontage. <br /> c. Truck loading facilities within three hundred (300) feet of any <br /> residentially designated property shall be located on the south <br /> side of buildings or screened by a noise fence or other noise <br /> control measures. <br /> 11. Fences <br /> a. Security fences shall blend with the overall site design. <br /> b. All other fences shall be constructed of brick, wood or masonry <br /> products. <br /> 12. Outdoor Storage and Fences <br /> i. Outdoor storage and refuse disposal areas shall not <br /> exceed five percent (5%) of the gross floor area of all <br /> buildings on the site and such areas shall be totally <br /> screened from public rights-of-way, surrounding <br /> properties, ana parsing areas. <br /> ii. Chainlink, cyclone, and barbed wire fences shall not be <br /> permitted. Only solid wood, rock, brick, or masonry <br /> fences are permitted without special permission of the <br /> Planning Director. <br /> -10- <br />
