Signage will include redesign of an existing freestanding monument sign alflng <br /> 7tn Avenue SE. A new wall sign near the front entrance approximately six to <br /> fifteen square feet in area will hav� the school's name and logo. lt will replace <br /> the existing signage on the southeast wall that bears the name of the previous <br /> church. Signage will not be internally illuminated. The freestanding monument <br /> sign may be lit by external illumination. The signage is required to comply with <br /> the City's sign regulafiians and nat impact adjacent properties. The signage shall <br /> be approved by the City af Everett. On the west and narth property lines there are exis#ing six-foot high fences. <br /> These areas als� have Type I landscaping that was installed as part of the 2Q13 <br /> k�oundary line adj�sstment apprc�val. There is an approximate 1�-foot wide <br /> landscape area on the east pro�erty line between the parking lot and the <br /> adjacent single-family residential units. Mature landsc�ping alang the south <br /> property line adjacent to commercia( uses is present. In addition ta these <br /> landscaping features, the Applicant proposed to build a higher fence and add <br /> landscaping by the sports courts as par�of the Phase II development. The work <br /> to be done in Phase I includes installation of ornamental landscaping fhroughout <br /> the parking lot and variaus lanciscape buffers on the property lines to minimize <br /> any impacts to the surrounding develaprnents. All of these features must be <br /> addressed in a landscape plan to be submitted with the building permit review. <br /> (exhibit 1, staff reporf, pages 5 and 6; exhrbit 8, applicanf's narrative, page 4) <br /> 18. The City concluded that there will be no significant impacts caused by nuisance <br /> irritants on adjacent properties. While there may be some irri#ants as a result of <br /> construction at the property, these wili be minimal and temporary. To address <br /> the potential increased noise from students and schoal activities, the Applicant <br /> proposes to build a higher fence and to add the additional (andscaping as <br /> addressed in the previous finding. The schaol grounds will be kept free of trash. <br /> Lighting will be kept in goad condition and direct�d toward the facifity. No vis�sal <br /> blight or ather undesirable impacts are anticipated.
