A total of 32 parking spaces are required for this development. Required off-street parking may be <br /> provided off-site on the Everett Community College parking lot located on the west side of Broadway <br /> (little Broadway), south of the Koz student housing development at 1004 Broadway Ave. Refer to <br /> the Planning Director's Interpretation concerning parking for student housing on properties located <br /> within the ECC Institutional Overlay Zone. The amount of off-street parking required is based upon <br /> the documented vehicle ownership and parking utilization of students housed in the existing Lona <br /> Vista apartment, which indicates that over the course of 7 quarters, the average vehicle ownership <br /> and parking for international students is 0.15, and for domestic students is 0.50. Teutsch proposes a <br /> inaximum of 134 students in the new building, with 75%being international students (100.5 students <br /> x 0.15 = 15 spaces) and 25% being domestic students (33.5 students x 0.5 = 17 spaces), for a total <br /> parking demand of 32 spaces. Note: The City may require additional parking if average vehicle data <br /> increases and/or student demographics change. <br /> J b.)
