If no other feasible disposal option is found to exist, the runoff from the alley may enter the storm drainage system of the new project, but only if the City is granted a hold-harmless agreement from the applicant for potential damage to the private system from the alley runoff. 12. Stormwater from the project shall be kept separate from the site's sanitary sewage and shall be connected to the combined sewer main in Broadway in a manner approved by the City. For the drainage connection to the combined sewer, provide a structure that can be re-connected to the future separated storn7 main. 13. Current plans indicate that one of the existing sewer stubs is to be reused as a stormwater discharge point. Please connect to either of the existing stormwater systems at the entrance to the college across Broadway to the NW of the property or across l Oth St to the SF of the property. 14. A cleanout is required at the property line per City of Everett Standard Drawing 602 for each side sewer and storm service drain. 15. Provide a manhole at the connection to the sewer main. 16. It is highly advisable that the existing 6-inch concrete side sewer be replaced with a new PVC side sewer. Additionally, if trees are going to be planted without a concrete structural box, then there are chances of roots entering at the connection point between new and existing side sewers as well as a high likelihood of damage to the side sewer. The new PVC sanitary side sewei- can be located where needed along the l3roadway combined sewer main or can be connected at the same location as the existing side sewer to be replaced. 17. Frontage/roadway/alley/pedestrian/bicycle improvements shall be provided as needed. Frontage improvements shall extend across the alley driveway. 18. Any broken or damaged sidewalk/public right-of-way shall be repaired/replaced in accordance with current City of Everett Standards and per the City Public Works Inspector. 19. All roadways must meet City of Everett Standards. 20. All sidewalks and driveways must be ADA compliant. Provide ADA-approved wheel chair ramps at all crosswalks. 21. All traffic control markings and devices on driveways within 50' of the right-of-way shall be MUTCD compliant. 22. A stop sign must be added to each driveway access point. 23. Parking layout must be consistent with current City of Everett Standards, including but not limited to parking aisle widths and parking stall dimensions. 24.
