There was no evidence of
existing localized flooding issues.
H.2 PRE-DEVELOPED HYDROLOGY
Because this project is proposing less than 5,000 SF of new impervious surfaces, converting less
than 3/AC of pervious surfaces to lawn or landscaped areas, or converting less than 2.5 AC of
- forested area to pasture, this project is not required to make a determination of the pre-
developed site hydrology.
• This site is located within the combined sewer service area of Everett and is proposing to create
or replace more than 2,000 SF of impervious surfaces, and is therefore subject to Interim Public
Works Policy#2-11. For the purposes of evaluating Runoff Treatment(Minimum Requirement#6)
and Flow Control (Minimum Requirement#7),the comparison of developed conditions shall be
made to the existing site conditions, rather than to the forested land cover condition.
H.3 DEVELOPED HYDROLOGY
For the purposes of analyzing the hydrology of the site, the study area is defined as the alley
adjacent to the property, the project parcel, and the areas of the right-of-way where impervious
surfaces are being removed or replaced. The existing and proposed surface coverages within the
EVCC STUDENT HOUSING-STORMWATER SITE PLAN-REVISED.DOCX 8
