C. A landscaping plan for the project site shall be submitted to <br /> the Planning Department for approval prior to the issuance of <br /> building permits, which describes areas of plantings, type, <br /> size and spacing of plants. <br /> D. All landscaped areas shall be maintained in good condition and <br /> maintained free of weeds and debris at all times. Dead or <br /> dying plants shall be removed and replaced with a suitable <br /> plant in accordance with the approved landscape plan. <br /> 6. LIGHTING <br /> All site and parking lot illumination shall be shielded in a manner <br /> which prevents glare from disturbing adjacent residential properties. <br /> 7. SIGNAGE <br /> A. Site identification sign - The subject property may have one <br /> identification sign located at the primary access entrance, <br /> adjacent to Everett Mall Way. Said sign shall be setback a <br /> minimum of ten (10) feet from the street right-of-way, shall <br /> not be greater than five (5) feet above the grade of the access <br /> driveway, shall not be more than twenty four (24) square feet <br /> in area per sign face, and shall be either non-illuminated or <br /> indirectly lit (no internal illumination). <br /> B. Directional signs - One directional sign may be located on each <br /> adjacent property through which the subject property gains <br /> access. Said directional signs shall be no higher than four <br /> (4) feet above the grade of the adjacent driveway, shall <br /> contain not more than eight (8) square feet, shall be <br /> non-illuminated or indirectly lit, and intended to be visible <br /> only on adjacent commercially zoned property through which the <br /> subject site gains access for the purpose of directing traffic <br /> to the businesses conducted on the subject property. <br /> C. On premises signs - <br /> i. Directory sign - there shall be allowed one directory <br /> sign containing not more than sixteen (16) square feet <br /> and not higher than six (6) feet above adjacent grade <br /> located on the subject property at the principal entrance <br /> to the site. The directory sign shall identify only the <br /> names of the businesses or persons occupying the site, <br /> and only indirect lighting of the sign shall be permitted. <br /> CONCOMITANT AGREEMENT - 5 <br />
