2. Assist with land use application reviews: <br /> o Review the stormwater elements of land use application submittals, which may <br /> include, but not be limited to the official application for SEPA, Shoreline Permits, <br /> code modification requests, and Preliminary Subdivisions. Land use applications <br /> may include preliminary development plans and preliminary stormwater site <br /> plans. <br /> 3. Assist with construction permit reviews in separated areas: <br /> o The Consultant will typically be responsible for reviewing: <br /> • Best Management Practice (BMP) selection <br /> • BMP design <br /> • Stormwater Site Plan documentation <br /> • Stormwater Calculations, including conveyance calculations when <br /> required. <br /> • Overall stormwater system approach and layout <br /> • Compliance with the SWMM <br /> o In the course of reviewing the above items, the Consultant will also document <br /> other issues discovered that may be relevant to the City's overall review, as <br /> applicable. For instance, if issues with grading or erosion control are found in the <br /> course of reviewing the above, the Consultant will document those findings for <br /> City consideration. <br /> City Responsibilities <br /> 1. Pre-app reviews: <br /> o Invite the Consultant to pre-app meetings for relatively large or complex projects <br /> at least 3 business days prior to the meeting, when possible. <br /> o For private property systems, provide instructions for accessing as-built drawings <br /> or other information when those drawings and information are made available on <br /> the City's Map Everett website. <br /> o For public projects, provide plans, as-built drawings, or other information as <br /> needed to facilitate the Consultant's review. <br /> o Provide a list of typical conditions (e.g., proposed project shall prevent <br /> downstream impacts, etc.) required by the City during pre-app review. <br /> o If the typical scope or time frames for review as listed in the Consultant Services <br /> and Assumptions for this task do not apply, discuss with the Consultant and <br /> provide written direction to document the agreed upon scope and time frame for <br /> the individual review. <br /> 2.
