Proiects Included in the Calculation of Impact Fees The calculations of school impact fees in this Capital Facilities Plan are based on the following projects which address future growth -related needs for elementary facilities in the south end of the District: 2006-2011 Needs: 1 New Elementary School - $29,455,000 The following projects deal primarily with existing deficiencies or do not add capacity, and are not included in the calculation of impact fees: North Middle School auxiliary gymnasium addition Modernization of 6 elementary schools Seismic upgrades at Hawthorne Elementary and Everett High Schools Upgrade heating, ventilation and air conditioning systems Miscellaneous upgrades District -wide Memorial Stadium upgrades Technology upgrades Synthetic turf fields at 2 sites Rekeying district buildings Central bus facility The acquisition of a future elementary school site is also included in this CFP as a need within the six-year planning window and the CFP financing plan shows the secured funding for this purpose. Site acquisition costs are appropriate costs to include in the calculation of impact fees pursuant to the formula in Chapter 30.66C SCC. However, the District has not yet calculated an unsecured portion of these costs because the costs are uncertain pending verification of property location and the costs of acquisition. It is anticipated that costs for this property acquisition will be included in future CFP updates. The proposed locations and capacities of new or expanded capital facilities are: New Elementary No. 17: 5601 -156th Street SE, Everett, WA. (Capacity 565 FTE) New elementary school site: In the southern end of the District. Specific location not yet determined. (Capacity 550 FTE) North Middle School Gymnasium Addition: 2514 Rainier Avenue, Everett, WA (Capacity 24 FTE) Portable Relocations: Various school sites throughout the District. (Capacity 24 FTE ea.)
