i
not to have them in the plan set because the reference will always point to the most up-
t/.ate version online).
f esponse: The structure name callouts have been updated per City of Everett standards
and appropriate standard detail number referenced in in the revised Drainage plans.
Structure details have been removed from the revised Drainage detail sheet.
2. Planning:John Jimerson
a. The dollar value on the Performance Bonding section on final wetland mitigation plan needs to
be updated as the amount shown is from 2007. This section should probably be re-labeled
Maintenance and Monitory Bond. This security shall be provided at the time the wetland
biologist certifies the mitigation plan has been implemented.
Response: The previously submitted Wetland Mitigation plan is included in this resubmittal.
These plans will be superseded and replaced with updated plans at a later date per
coordination with Sabrina Fandler on 5/26/16.
b. A performance bond to ensure the wetland mitigation is completed must be provided to the
Planning Department before issuance of a construction permit. The value of the bond is to be
300% of the estimated cost of earthwork, plant materials and labor, and oversight by the
wetland consultant. The applicant should provide the estimated costs to, and obtain the
appropriate paperwork from Planning.
Response: The previously submitted Wetland Mitigation Plan is included in this resubmittal.
These plans will be superseded and replaced with updated plans at a later date per
coordination with Sabrina Fandler on 5/26/16.
c. Show clearing limits in areas adjacent to the wetland and undisturbed buffer and provide a note
on the plans stating "Clearing limits shall be staked, flagged, and/or fenced off prior to
initiation of any clearing or land alteration."
Response: The clearing limits will be shown on the revised Wetland Mitigation Plan.
d. Provide plans for re-vegetation of areas cleared and graded. At a minimum, erosion control re-
vegetation is required in all cleared areas and should include herbaceous ground cover that
does not interfere with establishment of native vegetation. Long-term re-vegetation should be
accomplished during the next most favorable time of year for the particular vegetation to ensure
the highest level of success. If re-vegetation does not occur immediately following re-
contouring of the site, adequate erosion control measures must be taken. Native species
compatible with preconstruction vegetation patterns shall be used for re-vegetation. Degraded
emergent sites, such as Reed canary grass fields, shall be replanted with species that are
representative of a higher quality emergent, scrub-shrub or forested wetland. If re-vegetation is
required, monitoring should occur once a year for a minimum of two years.
Response: The previously submitted Wetland Mitigation plan is included in this resubmittal.
These plans will be superseded and replaced with updated plans at a later date based upon
coordination with Sabrina Fandler on 5/26/16.
e.
