Boundary lines (both present and revised) , right-of--way for <br /> streets, easements, and property lines of lots and other <br /> sites with accurate bearings, dimensions or angles and <br /> arcs, and central angles of all curves; <br /> c. Names and right-of-way widths of all streets; <br /> d. Number of each lot and each block; <br /> e. Description of private covenants and special plat <br /> restrictions; <br /> f. Location, dimensions and purpose of any easements; <br /> g. Location and description of monuments and lot corner set <br /> and found; <br /> h. Datum elevations and primary control points approved by the <br /> City. Descriptions and ties to all control points will be <br /> shown with dimensions, angles, and bearings; <br /> i. Designation by phantom letters of the lot(s) existing prior <br /> to the boundary line adjustment and designation by solid <br /> letters of the proposed lots; <br /> j. Special setback lines when different from Zoning Ordinance; <br /> k. A dedicatory statement acknowledging any public or private <br /> dedications, donations, or grants; <br /> 3. The following certificates: <br /> a. A certification by a State of Washington Licensed Surveyor <br /> that the boundary line adjustment survey is accurate and <br /> conforms to the provisions of these regulations; <br /> b. Certification by the Planning Director that all conditions <br /> of this Ordinance have been complied with. <br /> 4. Vicinity Map: <br /> A vicinity map clearly identifying the location of the property <br /> shall be submitted. <br /> 5. Title Report: <br /> All final boundary line adjustment submittals shall be <br /> accompanied by current (current to within thirty (30) days of the <br /> date of final boundary line adjustment submittal) title company <br /> certification of: <br /> a. The legal description of the total parcels to be adjusted; <br /> b. The individuals, firms, corporations or other entities <br /> holding an ownership - interest in said parcels; <br /> c. Any lands to be adjusted shall be confirmed as being in the <br /> name of the owners signing the Declaration of Ownership. <br /> d. Any easements or restrictions affecting the property to be <br /> adjusted with a description of such easements or <br /> restrictions. <br /> -5- <br />
