SECTION 3: FINAL SUBDIVISION REVIEW PROCESS <br /> A. Final Subdivision Submitted <br /> B. Review Process <br /> C. Time Limits <br /> D. File with Auditor <br /> E. Valid Land Use <br /> • <br /> A. Final Subdivision Submitted <br /> 1 . Compliance with Preliminary Approval: <br /> Prior to the submittal of any preliminary subdivision to the <br /> City for final approval, the applicant must demonstrate <br /> compliance with all of the conditions of the preliminary <br /> approval and prepare all of the necessary final documents. <br /> 2. Plat Map: <br /> The final plat shall be drawn on mylar drafting film having <br /> dimensions of eighteen inches by twenty-four inches (18" x 24") <br /> with a two inch (2") border on the left edge and one half inch . <br /> (1/2") borders on the other edges. Information required shall <br /> include, but not be limited to: <br /> a. The name of the subdivision; <br /> b. Legal description of the entire parcel to be subdivided; <br /> c. The date, scale, and north arrow; <br /> d. Boundary lines, right-of-way for streets, easements, and <br /> property lines of lots and other sites with accurate <br /> bearings, dimensions or angles and arcs, and of all curve <br /> data; <br /> e. Names and right-of-way widths of all streets within the <br /> subdivision and immediately adjacent to the subdivision. <br /> Street names shall be consistent with the names of <br /> existing adjacent streets; <br /> f. Number of each lot and each block; <br /> g. Reference to covenants and special plat restrictions <br /> either to be filed separately or on the face of the plat; <br /> h. Zoning setback lines, building sites when required by City; <br /> i. Location, dimensions and purpose of any easements, noting <br /> if the easements are private or public; <br /> j. Location and description of monuments and all lot corners <br /> set and found; <br /> k. Datum elevations and primary control points approved by <br /> the Public Works Department. Descriptions and ties to all <br /> control points will be shown with dimensions, angles, and <br /> bearings; <br /> 1. Existing structures and all setbacks; <br /> m. A dedicatory statement acknowledging public and private <br /> dedications and grants; <br /> • -12- <br />
