• <br /> 3. Yard requirements <br /> a. No required yards for non-residential uses. <br /> b. Residential uses shall meet the lot area requirements of <br /> R-3(A) zone. <br /> c. Both non-residential and residential uses, when located on <br /> a corner lot, shall provide sight clearance (as specified <br /> under Section 19.42.010 E.M.C.). <br /> Exception: Multiple family residential and non-residential <br /> development shall provide a fifteen (15) foot wide corridor <br /> of protective screening along all common boundaries when <br /> adjacent to single family residential areas. <br /> 4. Parking <br /> Off-street parking shall comply with Chapter 19.40 E.M.C. <br /> and all applicable regulations outlined in this Ordinance. <br /> G. Performance standards <br /> 1. Landscaping/protective screening <br /> a. All development shall provide landscaping and protective <br /> screening in compliance with Chapter 19.42 E.M.C. and the <br /> regulations contained herein. <br /> b. A landscaping strip of ten (10) feet wide shall be provided <br /> as a visual screen between existing public right-of-ways, <br /> and all proposed developments. <br /> c. A landscaping corridor of fifteen (15) feet in width shall <br /> be required as a visual screen and protective buffer to <br /> separate non-residential and multiple family residential <br /> development from adjacent single family residential areas. <br /> d. The design and amount of landscaping required for <br /> protective screening shall be determined by its <br /> effectiveness in mitigating potential nuisances such as <br /> noise, glare, lack of privacy, signs, unsightly structures, <br /> parking lots, and other adverse impacts. (See also Chapter <br /> 19.42 E.M.C.) <br /> e. The minimum requirement for protective screening shall <br /> consist of a landscaped corridor of a combination of <br /> evergreens, deciduous trees, shrubs, and ground cover. <br /> f. The landscaping shall consist of a greenbelt planting strip <br /> of five (5) feet in width with sufficient sight obscuring <br /> vegetation of at least six (6) feet in height. <br /> g. Structural design elements such as berms, walls, and fences <br /> shall be incorporated into the landscaping when vegetation <br /> would not achieve the required mitigation of potential <br /> nuisances. <br /> 2. Relationship to existing uses <br /> All development shall be compatible with adjacent uses in <br /> terms of building scale and architectural design, <br /> landscaping, internal circulation and parking, utility <br /> service function, and solar orientation. <br /> -3- <br />
