F. Development Standards <br /> 1. Density <br /> The maximum number of dwelling units permitted in a parcel shall <br /> be determined by dividing the total parcel by the required land <br /> area per unit. (Example, a 30,000 square foot site divided by <br /> 3000 feet = 10 units.) The actual number of dwelling units <br /> attained will result from the site plan review process and <br /> compliance with the development and performance standards of this <br /> code. <br /> 2. Lot size <br /> No lot for any multi-family residential and/or non-residential <br /> use shall be less than seven thousand (7000) square feet in area. <br /> (Exception: Where a lot has less area than herein required as <br /> shown by the last conveyance of record at the time of the passage <br /> of the ordinance, this regulation shall not prohibit one new <br /> private dwelling and its accessory building on such lot, <br /> providing all yard requirements of this Chapter are complied <br /> with.) <br /> 3. Height <br /> No structure shall exceed thirty-five (35) feet above the average <br /> elevation at the foot of the structure. <br /> 4. Yard requirements <br /> a. Residential Setbacks: <br /> Front - 15 feet from the property line <br /> Side - 5 feet from the property line <br /> Rear - 15 feet from the property line <br /> b. Non-Residential Setbacks: <br /> Setbacks shall be determined through a site plan review in <br /> compliance with all applicable regulations contained in <br /> this Chapter. <br /> c. Exception: <br /> Multiple family residential and non-residential development <br /> shall provide a fifteen (15) foot wide corridor for <br /> protective screening along all common boundaries with <br /> adjacent single family residential areas. <br /> 5. Parking <br /> Off-street parking shall comply with Chapter 19.40 E.M.C. and all <br /> applicable regulations outlined in this Ordinance. <br /> -3- <br />
