A detailed storm drainage plan for
each phase of development shall be submitted for approval to the
City Public Works Department as a part of each detailed site
plan. The design, construction and maintenance of storm drainage
facilities shall be in compliance with all applicable ordinances
and the South Everett Drainage Basins Plan, dated February, 1982,
and shall include the following, if applicable:
i. Shopping Center Creek shall be re-routed to the 19th Avenue
S.E. drainage system.
ii. Runoff from properties adjacent to 19th Avenue shall be
routed to the street drainage system.
6. PARKS/OPEN SPACE
A. Provision of private open space and recreation facilities shall
be established for individual projects as they go through the
site plan review process.
B. A greenbelt shall be preserved adjacent to I-5. Where vegetation
in the greenbelt area is sparse, additional evergreen plantings
shall be required to create a visual buffer between I-5 and the
study area. It will not be the intent of this visual buffer to
totally block the view of these properties from the I-5 corridor.
8409070299
-7- VOL 1.861 PAGE 2381
