• <br /> 1 3. Criteria. The Planning Department shall review the proposed <br /> boundary line adjustment to determine if it meets the following <br /> 2 criteria: <br /> 3 a. All lots affected by boundary line adjustments shall conform <br /> to the most advantageous development of the adjoining <br /> 4 areas and the entire neighborhood. <br /> 5 b. All lots created by boundary line adjustments shall meet the <br /> standards specified in the City's Zoning Code, and shall <br /> 6 result in all structures conforming to the City's Zoning <br /> Code. <br /> c. Boundary lines may not be adjusted where access to the lot <br /> 8 would be adversely affected by the adjustment. <br /> 9 d. Boundary lines may not be adjusted where the adjustment <br /> either increases or decreases the number of lots. <br /> 10 e. Boundary lines may not be adjusted when more than three <br /> 11 lots, tracts or parcels are involved. <br /> 12 f. Boundary lines within formal plats may not be adjusted when <br /> public streets are affected thereby. <br /> 13 <br /> g. Interior and exterior lot lines shall be straight or composed <br /> 14 of straight line elements, shall be subject to good planning <br /> standards and shall be subject to the approval of the <br /> 15 Planning Department. <br /> 16 h. Boundary lines may not be adjusted where the adjustment <br /> would affect the existing lot line configuration, (i.e., <br /> 17 changing of lot orientation). <br /> 18 4. Review. If the Planning Department determines that the pro- <br /> posed boundary line adjustment meets the criteria for boundary <br /> 19 line adjustments, then the applicant shall be given preliminary <br /> approval. Preliminary approval may be granted with conditions <br /> 20 which relate to public health, safety and welfare. If the Planning <br /> Department finds that the proposed boundary line adjustment fails <br /> 21 to meet the criteria for boundary line adjustments, then the <br /> applicant shall be: 1) notified to make corrections and/or supply <br /> 22 additional information, or 2) notified that the boundary line adjust- <br /> ment has been denied. <br /> 23 5. Final Drawing. The applicant shall have a survey performed by or <br /> 24 under the supervision of a registered land surveyor. Once the <br /> applicant receives preliminary approval the applicant shall submit <br /> 25 a final drawing prepared by or under the supervision of a registered <br /> land surveyor, drawn in ink on Mylar having a trimmed size of eight <br /> 26 and one-half inches by fourteen inches and shall show the following <br /> features and information: <br /> 27 a. The date, scale, and north arrow; <br /> 28 b. Boundary lines (both present and revised), right-of-way for <br /> 29 streets, easements, and property lines of lots and other sites <br /> with accurate bearings, dimensions or angles and arcs, and <br /> 30 central angles of all curves; <br /> 31 <br /> 32 <br /> -4- <br />
