B. Permitted Uses. <br /> Uses permitted in the R-5 zone are as follows: <br /> 1. R-4 permitted uses; <br /> 2. Signs for R-4 uses under R-4 standards; <br /> 3. Nonmercantile, office type uses when occupying less than thirty-five <br /> percent of the gross floor area of a professional office building. <br /> 4. Retail businesses and services serving primarily the residents of the <br /> neighborhood are permitted as an accessory use in a residential mixed <br /> use project; such as, but not limited to, grocery, delicatessen, meat <br /> market, drugstore, hardware store, gift shop, confectionery, bakery, <br /> shoe repair shop, wine shop, barbershop, beauty shop, hand or coin- <br /> operated laundry, dry cleaning shop, florist shop, variety or notions <br /> store, millinery store, or restaurant; provided that automobile <br /> oriented drive-in fast food type restaurants that serve food for <br /> consumption off the premises shall be prohibited, and PROVIDED: <br /> a. The gross floor area of the combined retail establishments does <br /> not exceed 2.5 percent of total gross floor area of the principal <br /> use structure. <br /> b. The property shall abut a designated arterial street. <br /> c. The gross floor area occupied by any one business enterprise <br /> shall be no greater than eight thousand (8000) square feet. <br /> d. No "curb-cuts" for automobile access to the retail establishments <br /> shall be permitted to the arterial street or other streets. <br /> e. On-premise signs shall be restricted to a maximum of 25 square <br /> feet and shall project a maximum of six inches beyond the building <br /> face. Lighted signs shall not be of a flashing or animated character <br /> C. CONDITIONAL USES: <br /> 1. Non-mercantile, office type uses occupying more than 35% of a non- <br /> residential building. <br /> 2. Non-mercantile, office type uses occupying any portion of a multiple <br /> family structure. <br /> D. MINIMUM LOT SIZE AND WIDTH: <br /> No lot shall contain less than 5000 square feet in area nor less than 50 <br /> feet in width. <br /> E. YARD REQUIREMENTS: <br /> 1. There shall be a front yard setback of not less than ten (10) feet. <br /> 2. Side Yard. There shall be a side yard setback of not less than five feet <br /> on each side plus an additional three feet for each story more than two. <br /> The additional setback may commence with the third story of the build- <br /> ing. Where a side yard abuts a publicly dedicated street or street right- <br /> of-way, the maximum setback need not exceed fifteen feet, but in the <br /> case of corner lots shall be not less than ten feet. <br /> 3. There shall be a rear yard setback of not less than twenty (20) feet. This <br /> requirement may be waived in the event that a comparable area is devotee <br /> to interior courtyard space. <br /> 4. Corner lots shall provide for sight clearance as provided for in Section <br /> 18A. <br /> F. OFF STREET PARKING REQUIREMENTS: <br /> Off street parking shall be provided as specified above and in compliance <br /> with Section 17, EXCEPT: That in the case of multiple family dwellings, <br /> and accessory retail businesses and services, the following standards shall <br /> apply: <br /> - 3 - <br />
