C. REDUCTIONS <br /> No required lot area, required yard, or other open space or <br /> legally established off-street parking or loading area existing on or <br /> after the effective date of this title, nor any existing required <br /> lot area, required yard, or other open space or legally established off- <br /> street parking or loading area less than the minimum required by this <br /> title shall be further reduced; nor shall any required open spaces <br /> be used as the required lot area, required yard, off-street parking or <br /> loading area for another structure or building, provided however, <br /> that in the case of off-street parking and loading area, a reduction <br /> in the existing space may be permitted when other such space is pro- <br /> vided in accordance with the provisions of Section 19.40 EMC. <br /> D. CONTINUANCE OF USE <br /> Any Nonconforming building or use may be continued, subject to the <br /> provisions of this Section. <br /> E. BULK REGULATION <br /> Any building conforming as to use but nonconforming as to bulk or <br /> dimension as of the effective date of this title may be altered, repaired <br /> or remodeled; provided that such alteration, repair or remodel does not <br /> cause such building to further exceed the bulk provisions of this title. <br /> F. LIMITATIONS <br /> 1) A nonconforming, non-residential building shall not be rebuilt <br /> after damage exceeding two-thirds of its fair market value <br /> immediately prior to damage, except per Paragraph J of this <br /> Section. <br /> 2) A nonconforming residential building may be rebuilt on its <br /> original foundation, if damaged or destroyed, provided that <br /> all other requirements of this Code are met, and further <br /> provided, that damage was due to causes other than condemnation <br /> or voluntary demolition, and per Paragraph J. of this Section. <br /> - 2 - <br />
