1 (14) "Natural location" of drainage systems shall refer to the location <br /> 2 of those channels, swales, and other conveyance systems as defined by the <br /> 3 topographic contours existing for the subject property, from City of Everett <br /> 4 aerial topographic maps dated 4-8-69 and 4-25-71. In cases where the above <br /> 5 maps are inconclusive, "natural location" shall refer to the existing <br /> 6 features unless it can be shown from documented maps or photographs that <br /> 7 the features have existed less than ten (10) years. In cases of disagreement, <br /> 8 the decision of the City Engineer as to "natural location" shall be final. <br /> 9 (15) "Peak discharge" shall mean the maximum surface water runoff rates <br /> 10 (cfs and ams) determined for the design storm at the point of discharge from <br /> 11 the subject property. <br /> 12 (16) "Planned Residential Development" shall mean a land development <br /> 13 project comprehensively planned as an entity via a single site plan which <br /> 14 permits flexibility in building siting, (lot size, setback lines, etc.) , <br /> 15 mixture of housing types, usable open space, and preservation of sufficient <br /> 16 natural feature. <br /> 17 (17) "Receiving bodies of water" shall mean all water courses including <br /> 18 creeks, streams, lakes and other bodies of water into which waters are <br /> 19 directed, either naturally, in manmade ditches, or in closed conduit <br /> 20 systems. <br /> 21hold <br /> facilities" shall mean facilities designed to <br /> (18) "Retention g <br /> 22 water for a considerable length of time and then consume it by evaporation, <br /> 23 plant transpiration, or infiltration into the soil. <br /> 24 (19) "Subject property" shall mean the tract of land which is the <br /> 25 subject of the permit and/or approval action, as defined by the full legal <br /> 26 description of all parcels involved in the proposed development. <br /> 27 Section 3: Submission of a Drainage Plan <br /> 28 (1) All developers applying for any of the following permits and/or <br /> 29 approvals shall submit for approval a drainage plan with their application <br /> 30 and/or request:. <br /> 31 <br /> 32 <br /> 4 <br />
