INFORMATIO!N FOR DEVELOPER: <br />The foltowing infortnation is provided for the developer's bene6t. These are not SEPA <br />conditions. All requirements are prelimir.�+ry in nahue, and are based upon the preliminary <br />site plan and thr. ordmances in effect at time of submittal for SEPA review. The pro�osal <br />must comply ivith all ordinances in et%t at the time a complete building perrtut <br />application is filed, including those not specifically set forth herein. (Exception: For <br />vesting under the Zoning Code, please refer to Section 44 of the Zoning C�de). Contact the <br />Planning Depaztment for mformadon regarding appeals prc�cesses for the requ'vements listed in <br />this document. <br />Detail� drawings in xcordance with Ciry Design and Consa�uction Standazds shall be <br />submitted to the Public Works Departmeat showing site parking layout, tandscaping, <br />utiliric:s, storm drainage, tempo�ary construction erosion control, and all required <br />improvemenu in the pubG�: rig6hof-way. Public Works De�aztment approval of these <br />drawings is required pnor �b any permits being issued. All improvemenu shall be <br />completed, approved, an: wacranted before Occupancy permits are issued. <br />2. Special charges for connecdon to the sewer and water systems in accordance with <br />Ordinance 1171-85 and subsequent revisions are applicable. These charges are based <br />on projected water usage and can be substantial. The App6cant is encouraged te obtain <br />a copy of the ordinance and determine estimated c6arges pnor to building permit <br />applicauon. The actual charges shall be computed by the Public Works Department ger <br />the ordinance in effect at the hme of �uilding pe�vut cssuance. <br />3. Compliance with the current Everett Building Codes and Sprinkler Ordinance is <br />required. <br />4. City Streeu are to be kept clear of dirt and debris at all dmes during the consoruction. <br />Dust suppression and street cleaning must occur as directed by the Public Works <br />Inspector. <br />Permits must be obtained for all fill removed from the site and placed within the City <br />Limits. <br />6. Performance guarantees are required for the street and utility improvements. <br />A one-year guarantee is required on the pubGc improvertients for an amount not less <br />than 10% of the cost of conshuction and shall run for oae year from the date of <br />issuance of the first Occupancy Permit for the project. <br />8, Parking must be per City Zoning Cafe and City Design aad Coasl�uction Standards <br />and Spxifications. For the proposed 2,350 square foot restauiam, a minimum of 24 <br />pazldng stalls is required. A mmtmum of oae 6andicap space must t,e provided. <br />9. Placement aad screeaing of refuse disposal areas must be provided per Section 39.080 <br />of the Zooing Code. <br />10. Any rockeries or retaining walls proposed in re�uired setback azeas must be in <br />conformance with Section 39.150 of ihe Zoniug Code. <br />11. Rooftop mechanical equipment, including vents, must be scrceued per Section 39.040 <br />of the Zoniag Code. <br />
