12. Building setbacks must be a minimum of 10 feet in the rear yazd (i.e., east properry <br />line). Building height shall be a maximum of 35 feet. <br />Note: The proposed refuse enclosure appea�s to be located within five feet of the rear <br />(east) property line. This structure must be set back a minimum of 10 feet from ihe <br />east property lu►e. <br />13. 1'he drive-up window and order placing stadon shall be located at least 50 feet and 100 <br />feet from residendal zones. 'I'he holding lane for the order placing station shall pravide <br />queuing for a minimum of eight vehictes. The preliminary s►te plan oa file at the <br />Plazming Departmecn aQpears to meet these reqmremenis. <br />14. The site must have at least three outdoor waste recepiacles (one far each eight parking <br />spaces). <br />15. Landscaniag muse be provided per Section 35 of the Zoning Code. At a minimum this <br />must include the followwg: <br />a, p landscape strip a minimum of 10 feet wide must be provided along pcoperty's <br />frontage on Evergreen Way and 75th Street, ex�ept for walkway and driveway. <br />This area shall be planted with Type III landscapmg. <br />b, p landscape strip a minimum of five feet wide must be provided along the east <br />and north property iines, ezcept for tne driveway. This azea s6all be planted <br />with Type III landscaping. <br />c. A minimum of 438 square feet of landscaping shall be provided in the interior <br />of the parking lot for the 25 pazking stalls. Landscaping must be provided per <br />Section 35.080.E of ffie Zorting Code. <br />d. Prior to issuance of any permits, l�ndscapin8 plans muse be reviewed and <br />approved by the Plamm�g Department per Secrion 35.100 of the Zouing Code. <br />The landscapmg plan must show lacation and dimensioas of required vegetated <br />swalrs, wetponds, d�ttention ponds, rockeries and retaining walls, and grading at <br />2 foot intervals. Irrigation systems must be provided in all landscaped areas per <br />Secrion 35.130 of the Zoning Code. The Everett Municipal Code and the Uniform Fire Code tequire that fue hydraiUs must <br />be provided within a maximum distance and of sufiicient numbrs and spacing to all <br />new const�uction. The distance and eumber of hydrants varies based on ty�e of <br />constractian and occupancy of the structure. Nou: A fire hydraat is requurd within <br />200 driving feet but n� closee than 50 fcet of the structure. <br />17. A portable fire extinguisher with a minimum UL rating of 2A must be provided within <br />75 feet travel distance on each flaor of all portions of each building during <br />consavction. <br />18. The premises r,�ust be clearly identified by address at the slreet entry. Buildings �ust <br />be clearly identified so as to be visibk aad leg�ble from the access road. <br />
