The landscaping plan must show location and dimensions of required vegetated <br />swales, wetponds, detention ponds, rockeries and retaining walls, and grading at 2 <br />foot intervals. Irrigation systems must be provided in ail landscaped areas per <br />Section 35.130 of the Zoning Code. A 2-year maintenanr,e assurance device must <br />be provided for the landscaping per Section 35.130B of the Zoning Code. <br />26. All signs must be in compliance with Sign Category A. <br />Freesta�iding sig�;s — One freestanding sign permitted for each �00 feet of street <br />frontage, or fraction thereof, provided that no more than 4 freestanding signs are <br />permitted. The maximum sign area is 75 �f. The maximum height of the sign is <br />dependent upon setback from the f�ont lot line — 5 feet plus 2 feet for each 1 foot <br />the sign is setback irom the property line which abuts the street right-of-way, up <br />tu a maximum height of 25 feet. <br />b. Wall signs — Each fa�ade of each business is allowed the larger of 48 sf or 15°/a <br />of the area cf the fagade upon which the sign or signs are to be: located up to a <br />maximum of 200 sf. <br />27. The Washington State Clean Air Act requires the use of ail known, available, and <br />reasonable means of controlling air pollution, including dust. Dust generated <br />during construction activities can be controlled 5y wetting those dust sources such <br />as areas of exposed soiis, washing truck wheels before they leave the site, and <br />installing and maintaining gravel construction entrances. Construction vehicle <br />track-out is also a major dust source. Any evidence of track-out can trigger <br />violations and fines from the Department of Ecology or Puget Sound Air Pollut°an <br />Control �gency. <br />Fire Department Comments <br />Access — O.K. as shown on the site plan reviewed. <br />2. When access to or within a structure or an area is unduly difficult because of <br />secured openings or where immediaie access is necessary for life saving or fire- <br />fighting purposes, the Fire Department may recommend ur require a key box to be <br />installed in an accessible location. A rapid entry system may also be desirable in <br />order to avoid unnecessary damage while making entry to any building during an <br />emergency situation. <br />Please call (425) 257-8123 for further information. <br />3. Fire lanes shall be provided as required in Everett Municipal Code 46.44. Fire <br />lanes sliall be identified by red curbs with white stenciling stating 'NO PARKING — <br />FIRE Lane" and vertical signs stating "NO PARKING — FIRE LANE — TOW AWAY <br />ZONE."
