Public Works Department approval of these drawings is required prior to any <br />permits being issued. All improvements shall be completed and approved warranted before the <br />Occupancy Permit is issued. <br />2. Full standard street improvements are required on the east side of Evergreen Way along this <br />property's frontage, including but Gmited to curb, gutter, sidewalk, and street widemng. <br />3. The left-turn ezit will not be permitted. Developer shall provide necessary signing and shall <br />extend center island on Evergr�en Way to the southline of driveway. <br />4. A walkway shall be provided from public sidewalk to main entrance to the building. <br />5. A traffic midgation impac t fee of $9,525 based on TTMO and approved tcaffic study dated <br />February 19, 1993 shall l,� paid prior to building permits being issued. <br />6. Special charges for connection to the sewer and water systems in accordance with Ordinance <br />1171-85 and subsequent revision aze applicable. 1'hese charges are based on projected water <br />usage and can be substantial. Applicant is encouraged to obtain a copy of the Ordinance and <br />determine esdmated charges prior to building permit application.
