relate to IighE and shzdow impacts on more sensitive land uses and less <br />intensive zones. <br />(f) The number, size, and locat�on of signs, especially as they relate <br />!o more sensitive land uses. <br />(g) The tandscaping, buffering, and scresning of buildin�s, parking, <br />loading and storage areas, especiaily as they relate to more sensitive <br />land uses. <br />(h) The generation of nuisance irrilants such as noiso, smoke, dust, <br />odor, glare, visual blight, or oti�er undesirable impacts. <br />(i) Consistency with the goals ar�d polici2s of the Everett General <br />Plan for the area and land use designation which the property is located. <br />(j) Compliance with the provisions of this ordinance and other City, <br />State, and Federal regulations. <br />(k) Accessibility to public transit and traffc reduction measures <br />proposed by the Applicant to reduce dependence of the proposed use <br />on the automobile. <br />In addition to th� General Evaluation Criteria for Special Property Use <br />Permits, the mon�pole is also subject to Specific Evaluation Criteria as <br />set forth in EMC 19.41.1;O.D.1.a. These criteria include: <br />(a) All utiiity f,3cilities shall be landscaped or othenvise screened to <br />assure c�mpatibility with surrounding properties. <br />(b) All uiility and communication facilities shall be installed <br />underground or within structures to the greatest extent practical in order <br />to maximize safety and minimize visual and noise impacts upon <br />surrounding properties. <br />(c) Communicati�n tawers and water storage tanks shall be designed <br />as to be the lowest height possible io adequately serve the needs of the <br />community. <br />(d) Maintenance or replacement of existing facilities, and the <br />installation of now utility poles, switch cabinets, pad mount transformers <br />or other similar utility facilities of a minor nature and small scale are <br />exempt from this Subsection. <br />4/� <br />
