These are not SEPA <br /> conditions. All requirements are preliminary in nature, and are based upon the <br /> preliminary site plan and the ordinances in effect at time of submittal for SEPA review. <br /> The proposal must comply with all urdinances in effect at the time a complete <br /> building permit application is flled, includtng those not specifically set forth <br /> herein. (Exception: For vesting under the Zoning Code, please refer to Section 44 of <br /> the Zoning Code). Contact the Planning Department for information regarding appeals <br /> processes for the requirements listed in this document. <br /> 1. Detailed drawings in accordance with City Design and Construction Standards <br /> shall be submitted to the Public Works Department showing site parking layout, <br /> landscaping, utilities, storm drainage, temporary construction erosion control, <br /> and all required improvements in the public right-of-way. Public Works <br /> Department approval of these drawings is reqwred pnor to any permits being <br /> issued. All improvements shall te completed, approved, and warranted before <br /> Occupancy permits are issued. <br />; 2. A grinder pump will be required for the side sewer connections to the public <br /> sewer system for sewage from any finished floor with an elevation less than the <br />� potentiat hydraulic grade line at the sewer connection point. <br /> 3. Any broken or damaged sidewalk shall be repaired/replaced per the City Public <br /> Works Inspector. <br /> 4. Any unused driveways must be removed and replaced with full height curb, <br /> gutter and sidewalk per City Standards. <br />� 5. Both the North/South alley and the new East/W;;st alley shall be improved to City <br /> Standards including any necessary drainage control. <br /> 6. City streets and alleys are to be kept clear of dirt and debris at all times during <br /> construction. Dust suppression and street cleaning must occur as directed by <br /> the Public Works Inspector. <br /> 7. A Performance Guarantee is required for public improvements prior to any <br /> building permit being issued. <br />
