8. A one year wamanty is required on the public improvements for an amount not <br /> less than 10% of the cost of construction and shall run for one year from ti�e date <br /> of final approval/issuance of the first Occupancy Permit. <br /> 9. As-builts of storm sewer, sanitary sewer, and water systems will be required to <br /> be submitted per City Design and Construction Standarcis and Specifications. <br /> 10. Lack of comment on the plans submitted with the application does not constitute <br /> approval of these plans. <br /> 11. On-site detention may be required per city standards. <br /> 12. This project must comply with the current State Building Code and City Sprinkler <br /> Ordinance. <br /> 13. Parking must be per City Zoning Code and City Design and Constn�ction <br /> Standards. <br /> 14. Placement and screening of any refuse disposal areas must be provided per <br /> Section 39.080 of the Zoning Code. <br /> 15. Any rockeries or retaining walls proposed in required setback areas must be in <br /> conformance with Section 39.150 of the Zoning Code. <br /> 16. Rooftop mechanical equipment, including vents, must.be screened per Section <br /> 39.040 of the Zoning Code. <br /> 17. Building setbacks must be a minimum of 10 feet along all street frontages. <br /> Building height shall be a maximum of 40 feet. <br /> 18. In addition to the landscaping required under mitigation of adverse impacts by <br /> SEPA, landscaping must be provided per Section 35 of the City's Zoning Code. <br /> At a minimum this must include the following: <br /> a. A landscape strip a minimum of 10 feet wide must be provided along the <br /> Maple and Walnut Street frontages planted with Type III landscaping. <br /> b. A landscape strip a minimum of 5 feet wide must be provided along the <br /> north property line except where the building is located. This area shall <br /> be planted with Type III landscaping. <br /> c. Prior!o issuance of any peRnits, detailed landscaping plans must be <br /> reviewed and approved by the Planning Department per Section 35.100 <br /> of the Zoning Code. The landscaping plan must show location and <br /> dimensions of required vegetated swales, wetponds, detention ponds, <br /> rockeries and retaining walls, and grading at 2 foot intervals. Irrigation <br /> systems must be provided in all landscaped areas per Section 35.130 of <br /> the Zoning Code. A 2 year maintenance assurance device must be <br /> provided for the landscaping per Section 35.130B of the Zoning Code. <br /> 19. Two available hydrar.ts are required for this project. They shall be located within <br /> 200 driving feet, but no closer than 50 feet of every structure. The location of the <br /> hydrant must be approved by the Fire Marshal. <br />
