Parking must be per City Zoning Code and City Design and <br /> Construction Standards and Specifications. For the 63,400 <br /> square feet of clinic space proposed, a minimum of 317 parking <br /> stalls is required. <br /> Note: The Applicant has requested reducing the amount of <br /> parking provided by lo$ of the Zoning Code requirement. As a <br /> result, the proposal would provide a total of 285 parking <br /> , stalls, rather than the 317 required by code. In order for the <br /> requested parking reduction to be approved, the Planning <br /> Director must find that the proposal meets the criteria set <br /> forth in Subsection 34.070 of the Zoning Code. A decision on <br /> this request will be issued concurrently with the final MDNS. <br /> 13. Placement and screening of refuse disposal areas must be <br /> provided per Section 39.080 of the Zoning Code. <br /> 14. Rooftop mechanical equipment, including vents must be screened <br /> per Section 39.160 of the Zoning Code. <br /> 15. Building setbacks must be a minimum of 10 in the feet front yard <br /> (Maple Street) . There is no required setback from the side or <br /> rear lot lines. Building height shall be a maximum of 65 feet. <br /> Building height calculations must be provided at the time of <br /> building permit application. <br /> 16. Landscaping must be provided per Sections 25 and 35 of the <br /> Zoning Code. At a minimum this must include the following: <br /> a. a landscape strip a minimum of l0 feet wide must be provided <br /> in the front yard setback area along the Maple Street <br /> frontage, except for the driveway and pedestrian entrance. <br /> This area shall be planted with Type III landscaping. <br /> b. Landscaping must be provided along the side and rear <br /> property lines, unless the buildinq is constructed to the � <br /> lot line, in which case no landscapinq is required in these <br /> areas. Any landscaping provided in these areas must be to <br /> Type III standard. <br /> c. Prior to issuance of any permits, landscapinq plans must be <br /> reviewed and approved by the Planning Department per Section <br /> 35.100 of the 2oning Code. The landscaping plan must show <br /> location of required grassy swales, rockeries and retaining <br /> walls, and grading at 5 foot intervals. Irrigation systems <br /> must be provided in all landscaped areas per Section 35.130 <br /> of the Zoning Code. A 2 year maintenance assurance device <br /> must be provided for the landscaping per Section 35.130 B of <br /> the 2oning Code. <br /> 5 <br />
