i <br /> I Providence Family Services Center 9-9�M-�2�23-0 <br /> Augusl 25, 1999 Page 5 <br /> 4.0 SITE CONDITIONS <br /> The foliowing sections of text present our observations, measurements, findings, and <br /> interpretations regarding development,utility,surface,pavement,soil and groundwater conditions <br /> at the project site. <br /> I 4.1, Develooment CondiHons <br /> Curcently, the northern half of the site is occupied by a pharmacy�nd a one-story medical office <br /> buiiding with a daylight basement enGosing an open-air courtyard. Asphalt-paved parking areas <br /> I lie north of the building and occupy the entire southem half of th�:: site, with access from two <br /> locations: one on the west from Kromer Avenue, and one on the north from Pacific Avenue. <br /> Concrete walkways surround the building and extend to Pacific Avenue at the north building <br /> I entrance. Underground utilities are located throughout the project site, along wilh above-ground <br /> utilities and overhead powerlines. <br /> I It is our understanding that the northern portion of the project site was previously occupied by a <br /> hotel structure built in the late nineteenth century. Because tum-of-the-century demolition projects <br /> I typically involved filling remnant basements with concrete fragments and discarded lumber, we <br /> anticipate that demolition debris associated with this previous development might still be present <br /> on the site. <br /> I4_2 Surface Conditions <br /> Surtace grades across the project site are gently sloping to the north/northwest, congruent with <br /> I regional topography. The entire southern half of the sitP is asphalt-paved, in addition to a small <br /> parking area north of the building and a fire lane to the east. The buiiding's northem and westem <br /> sides are landscaped with small to medium-sized trees and shrubs. A ravine exists on the south <br /> I edge of the site; its northern slopes are on the order of vertical to 1H:1V, and both slopes are <br /> heavily vegetated with groundcover. We did not observe evidence of recent landsliding along the <br /> ravine slopes. <br /> 4.3 Pavement Conditions <br /> The existing pavement appears to be in fair condition; no significant cracking or potholes were <br /> observed. Our exploratory borings revealad 1 Y:to 2 inches of asphalt concrete pavement over 2 <br /> to 3 inches of crushed rock. <br /> I 4_4 Soil Conditions <br /> According to United States Department of Agriculture maps of Snohomish County, on-site soils <br /> correspond to the Aldenvood soil type and to the hydrologic soil group 'C'.
