1 J. Open Space. There are three types of open space: <br /> 2 <br /> 3 1. Common - means an area reserved for leisure <br /> 4 and recreational use of all residents of the <br /> 5 Planned Residential Development Project, and <br /> 6 owned and maintained in common by them, <br /> 7 generally through a homeowner ' s association. <br /> 8 <br /> 9 2. Private - means a small parcel of land or <br /> 10 outside area (deck, lanai, patio) immediately <br /> 11 adjacent to an individual dwelling unit and <br /> 12 owned and maintained by its residents and <br /> 13 reserved exclusively for their use. <br /> 14 <br /> 15 3 . Public - means an area dedicated in fee to <br /> 16 the city and operated and maintained by them. <br /> 17 Public open space in a Planned Residential <br /> 18 Development is designed primarily for the <br /> 19 use of residents of the particular development, <br /> 20 but cannot be reserved for their exclusive <br /> 21 use due to the public ownership. <br /> 22 <br /> 23 K. Planned Residential Development means a land develop- <br /> 24 ment project comprehensively planned as an entity <br /> 25 via a single site plan which permits flexibility <br /> 26 in building siting (lot size, setback lines, etc. ) , <br /> 27 mixture of housing types, usable open space, and <br /> 28 preservation of significant natural features. <br /> 29 <br /> 30 Section 3 Criteria for Classification <br /> 31 <br /> 32 <br /> -5- <br />
