Project Close Out
At the completion of construction, WRK will perform a final walk-through of the project to identify any
project scope items requiring correction by the General Contractor. WRK will also prepare Record
Drawings for the project based on red-line drawings provided by the General Contractor showing all
revisions to the Construction Documents during construction.
Project Deliverable Summary
Deliverables for the project will include the following:
• Technical Summary Memorandum. For the each of the Service Center buildings, WRK will
produce a memo outlining the results of our seismic evaluation. Our memo will also include
discussion of strengthening options to achieve the desired seismic performance level. WRK will
meet with the City to review strengthening options and determine the "preferred strengthening
option".
• Schematic Design Documents. WRK will submit Schematic Design Documents for review and
approval. As previously mentioned, these documents will be accompanied by a construction cost
estimate and will form the basis for developing the detailed Construction Documents.
• 75%Construction Documents Review Set. WRK will issue a 75%Construction Documents
review set which will include plan drawings, sections, elevations and details. Deliverables will
also include:
o Progress Temporary Protection and Demolition Plans
o Progress Roof Strengthening Plan
o Building Sections(if applicable)
o Typical detail sheets
o Condition specific details sheets
o Project Outline Specifications
• 100% Construction Documents/Permit Set. The 100% Construction Documents will include
0
complete plans, sections, elevations and details for typical and special conditions. The 100%
CD/Permit Set will also include Temporary Protection drawings that will identify the protection
expectations for the General Contractor selected. WRK will also provide a Project Specification
Manual for all appropriate sections, excluding contractual provisions (i.e. Divisions 00 & 01)
between the City and the General Contractor. The package will also include complete structural
calculations for submission to the Building Official.
Once the Building Permit has been issued,we anticipate preparing an Issued for Construction(IFC)
Package that will be used by the General Contractor for construction. The IFC Package will clearly
indicate any revisions that occurred between the Permit Set and the IFC Package.
Project Schedule
Based on our current understanding, a project schedule is shown below. Construction activities are
anticipated to begin in the summer of 2019.The preliminary schedule was considered working backward
from this milestone to make sure all work considered could be accommodated. The milestones identified
below show the anticipated sequence of project activities along with milestone dates of performance.
