Findings: Less traffic will be generated by the new use since <br />the occupants do not drive. <br />Conclusions: There will be no additional traffic impact. <br />4. The provision of adequate off-street parking, on -site <br />circulation, and site access. <br />Findings: Thirty off-street parking spaces currently exist <br />that access from Pine Street and the alley. The proposed <br />addition will reduce the number of off-street spaces to <br />eleven. Approximately five off-street parking spaces will be <br />needed for staff and visitors. Only during special events may <br />additional parking be needed. <br />Conclusions: Off-street parking, on -site circulation, and <br />site access are adequate. <br />5. Compatibility of proposed structures and improvements with <br />surrounding properties, including the size, height, location, <br />setback and arrangement of all proposed buildings and <br />facilities, especially as they relate to light and shadow <br />impacts on more sensitive land uses and less intensive zones. <br />Findings: The addition will be expanded into the e:isting <br />parking area on the south end of the building. This will <br />create a courtyard in the center. The addition will be one <br />story in height. <br />Conclusions: The addition is considered compatible with the <br />surrounding properties. <br />6. The number, size and location of signs, especially as they <br />relate to more sensitive land uses. <br />Findings: Sign Category B applies to the use. <br />Conclusions: No signs are proposed. <br />7. The landscaping, buffering and screening of as tbuildings, <br />parking, loading and storage areas, especially <br />hey relate <br />to more sensitive land uses. <br />Findings: Landscape Category B applies. Landscaping must <br />comply with current zoning code standards. Section 35.030 <br />requires landscaping to meet current code when new <br />construction and remodeling is valued at 35% or more of the <br />assessed value of the existing building. The existing <br />landscaping does not meet current code. <br />Conclusions: Provide landscaping per zoning code standards. <br />
