Findings: Less traffic will be generated by the new use since
the occupants do not drive.
Conclusions: There will be no additional traffic impact.
4. The provision of adequate off-street parking, on -site
circulation, and site access.
Findings: Thirty off-street parking spaces currently exist
that access from Pine Street and the alley. The proposed
addition will reduce the number of off-street spaces to
eleven. Approximately five off-street parking spaces will be
needed for staff and visitors. Only during special events may
additional parking be needed.
Conclusions: Off-street parking, on -site circulation, and
site access are adequate.
5. Compatibility of proposed structures and improvements with
surrounding properties, including the size, height, location,
setback and arrangement of all proposed buildings and
facilities, especially as they relate to light and shadow
impacts on more sensitive land uses and less intensive zones.
Findings: The addition will be expanded into the e:isting
parking area on the south end of the building. This will
create a courtyard in the center. The addition will be one
story in height.
Conclusions: The addition is considered compatible with the
surrounding properties.
6. The number, size and location of signs, especially as they
relate to more sensitive land uses.
Findings: Sign Category B applies to the use.
Conclusions: No signs are proposed.
7. The landscaping, buffering and screening of as tbuildings,
parking, loading and storage areas, especially
hey relate
to more sensitive land uses.
Findings: Landscape Category B applies. Landscaping must
comply with current zoning code standards. Section 35.030
requires landscaping to meet current code when new
construction and remodeling is valued at 35% or more of the
assessed value of the existing building. The existing
landscaping does not meet current code.
Conclusions: Provide landscaping per zoning code standards.
