The generation of nuisance irritants such as noise, smoke, <br />dust, odor, glare, visual blight or other undesirable impacts. <br />Findings: The addition will generate no known nuisance. <br />Conclusions: No noise, smoke, dust, odor, glare, visual <br />blight or other undesirable impacts will be created except <br />during the construction of the proposed expansion at normal <br />business week hours. <br />Q. Consistency with the goals and policies of the Everett General <br />Plan for the area and land use designation in which the <br />property is located. <br />Findings: The site is designated 3.6, Gateway Area, on the <br />General Plan map. <br />Conclusions: The use is consistent with the General Plan. <br />10. Compliance with the provisions of this Ordinance and other <br />City, State and Federal regulations. <br />Findings: The applicant has applied for building permits. <br />Conclusions: The proposal will comply with the provisions of <br />the Zoning Code and other City, State and Federal regulations. <br />11. Accessibility to public transit, and traffic reduction <br />measures proposed by the applicant to reduce dependence of the <br />proposed use on the automobile. <br />Findings: Pine Avenue is served by transit. <br />Conclusion: It is expected that the occupants will use <br />transit. <br />DECISION: The proposal is APPROVED with the following conditions: <br />1. Obtain building permits. <br />This is an administrative decision that is appealable to the City's <br />Land Use Hearing Examiner. An appeal must be filed with the City <br />within ten days of the date of this notice.
