INFORMATION FOR DEVELOPER: <br />The following information is provided for the developer's <br />benefit. All comments are preliminary in nature, and are based <br />upon the preliminary site plan and the ordinances in effect at <br />time of submittal for SEPIA review. The proposal must comply <br />with all ordinances in effect at the time a complete building <br />permit application is filed, including those not specifically set <br />forth herein. (Exception: For vesting under the Zoning Code, <br />please refer to Section 44 of the Zoning Code). Contact the <br />Planning Department for information regarding appeals processes <br />for the requirements listed in this document. <br />1. Placement and screening of refuse disposal areas must be <br />provided per Section 39.080 of the Zoning Code. <br />2. Rooftop mechanical equipment, including vents, must be <br />screened per Section 39.040 of the Zoning Code. <br />3. The proposed addition must have a minimum building setback <br />of ten feet from the front, side, and rear property lines. <br />The maximum building height is 65 feet. <br />4. Landscaping must be provided per Section 35 of the Zoning <br />Code. At a minimum this must include the following: <br />a. A landscape strip a minimum of ten feet wide must be <br />provided in the front setback area along Pine Street <br />except where the existing building is located. This <br />area shall be planted with Type III landscaping. <br />b. A landscape strip a minimum of five feet wide must be <br />provided along the north and south property lines <br />except where the existing building is located. This <br />area shall be planted with Type III landscaping. <br />C. A minimum of 192.5 square feet of landscaping shall be <br />provided in the interior of the parking lot for the 11 <br />parking stalls. Landscaping must be provided per <br />Section 35.080E of the Zoning Code. <br />d. Prior to issuance of any permits, landscaping plans <br />must be reviewed and approved by the Planning <br />Department per Section 35.100 of the Zoning Code. The <br />landscaping plan must show location and dimensions of <br />required vegetated swales, wetponds, detention ponds, <br />rockeries and retaining walls, and grading at 2 foot <br />intervals. Irrigation systems must be provided in all <br />landscaped areas per Section 35.130 of the Zoning Code. <br />A 2 year maintenance assurance device must be provided <br />for the landscaping per Section 35.1305 of the Zoning <br />Code. <br />
