PROJECT CLOSE-OUT <br /> 017000- 3 <br /> 3. OPERATION AND MAINTENANCE MANUALS: <br /> 3.1 General requirements: Prepare three sets of Operation and Maintenance Manuals for <br /> 11 submittal to the Owner. Organize data into suitable sets of manageable size <br /> separating the Architectural, Mechanical and Electrical sections. Bind data into <br /> individual binders properly identified and indexed per Project Manual specification <br /> sections. <br /> Bind each set of data in a heavy-duty 2 to 3 inch, 3-ring vinyl-covered binder, with <br /> pocket folders for folded sheet information. Mark appropriate identification on both <br /> front and spine of each binder. Include the following types of information. <br /> 1. Index of Subcontractors/Suppliers with contact person and phone number. <br /> 2. Separate section-containing copies of all warranties. See Section 017200 - <br /> Forms <br /> 3. Emergency instructions <br /> 4. Spare parts listing <br /> 5. Wiring diagrams <br /> 6. Recommended "turn-around" cycles <br /> 7. Inspection procedures <br /> 8. Maintenance, Repair&Cleaning Procedures <br /> 9. Shop drawings and product data <br /> 4. TRAINING AND INSTRUCTION <br /> 4.1. General: The Contractor shall submit a Training and Instruction Schedule check-off <br /> list. See Section 017200 - Forms. The Contractor shall be responsible for the <br /> coordination to schedule training sessions between the Maintenance Department, <br /> Owner's personnel and the installers for each operating equipment and other systems <br /> that require regular or continuing maintenance. Where installers are not experienced <br /> in the required procedures,include instruction by the manufacturer's representatives. <br /> 1. As part of the instruction provide an operation/instruction manual for each <br /> system and piece of equipment which will require instruction. This shall be <br /> bound and distributed so a small pamphlet can be kept near each piece of <br /> equipment or system headend. (This is in addition to the pamphlets required <br /> in the Operation and Maintenance Manuals). Standard manufacturer's <br /> literature will not be acceptable unless it specifically describes the equipment <br /> installed at this site. Information such as filter size, filter changing <br /> procedures,typical on/off and trouble shooting procedures shall be included. <br /> 2. As part of this instruction provide a detailed review of the following items: <br /> Maintenance Manuals <br /> Record documents <br /> Spare parts and materials <br /> Tools <br /> Lubricants <br /> Fuels <br /> Identification Systems <br /> Control Sequences <br /> Hazards <br /> Cleaning <br /> Warranties,bonds, maintenance agreements <br /> 02/19/13 <br />
