estimated charges prior to submittal of a building permit application. Charges <br /> shall be computed by the Public Works Department per the ordinance in effect <br /> at the time and according to the information on the approved plans at the time <br /> of building permit issuance. <br /> System development fees will be based on the use of the space. <br /> Manufacturing use is based on the number of employees and office use is <br /> based on the square foot area of the facility. When the information is <br /> provided, an estimate of system development fees will be calculated. Fees <br /> increase on January 1st of each year and final fees are calculated and due <br /> upon permit issuance. <br /> 23. The project must comply with all City of Everett standards for design, <br /> including, but not limited to, water, sewer, storm, roadway, etc. <br /> 24. The Applicant shall call out all utilities and site features in accordance with the <br /> specific type and standard drawing number listed in the City's current Design <br /> and Construction Standards and Specifications for Development. <br /> Conditions based on Planning Department submittals <br /> 25. If anything of possible archaeological interest is uncovered during excavations <br /> or development, the Applicant must immediately stop work and notify the City <br /> and the Tulalip Tribes, and consult with a professional archaeologist who must <br /> inspect and evaluate the site. In the event that ground disturbing or other <br /> constructing activities result in the inadvertent discovery of the archaeological <br /> resources, work shall be halted in the immediate area, and contact made with <br /> the City of Everett, the office of the State Archaeologist (OAHP), and cultural <br /> resources office of the affected Tribes. Work must be halted until such time as <br /> further investigation and appropriate consultation is concluded. In the unlikely <br /> event of the inadvertent discovery of human remains, work shall be <br /> immediately halted in the discovery area, the remains covered and secured <br /> against further disturbance, and communication established with project <br /> administrative personnel, local law enforcement, OAHP and authorized Tribal <br /> representatives. <br /> 26. Staging of construction equipment and materials shall not be placed in the 50- <br /> foot river buffer area. <br /> 27. For the handling and storage of fuel, chemicals, oil, debris and other <br /> substances, the Applicant shall develop and be prepared to implement <br /> operational procedures to prevent and handle potential spills. Best <br /> management practices (BMPs) shall be applied for protecting water quality. <br /> All operators working on-site shall take all actions necessary to ensure that <br /> contaminants do not enter the buffer or water.
