c. Starting January 1, 2017, the City's Design and Construction Standards and
Specifications for Development manual was updated. Please check all references to
standard drawing numbers on all plan set sheets to update to the current standard
drawing number. Some of them may stay the same, but many have changed, especially
in the 300 series drawings.
d. Please add rim elevations to the CB's on the grading plan for extra clarification.
e. See redlines on sheet 15 regarding removing a valve.
f.Please add Mega-Lugs or equal, following rings on all MJ fittings.
g. The RPBA for the domestic service is to be located in the sprinkler riser room as noted
on the plans, sheet 14. Correct the drawings to reflect this. Currently drawings show
RPBA both inside and outside of building.
2. The comments below were generated from this project's Stormwater Reviewer. If you have any
questions regarding these comments, please contact Jane Zimmerman with the City of Everett
Public Works Department (425-257-8885 or JZimmerman@everettwa.gov).
a. General
i. Please include the rim'and invert elevations as well as pipe slope for all storm
drainage drawings on the plan views as well as on the profile views.
b. Plans
Sheet 10
i. Please include arrows on this sheet to indicate the flow of runoff to the catch basins
provided in the driveways—as opposed to, or in addition to, the generic arrows
associated with the ridgeline designations...
Sheet 11
ii. I'm assuming Ecology is evaluating"the conformance of any planned development
project with the restrictive covenants for the Property", as indicated on the first page
of the 2/13/2014 Technical Memorandum from Landau Associates (Lawrence D.
Beard)to Erik Gerking regarding development guidelines for the Riverside Business
Park. Because the compost amended filter strip is located above an area of
contaminated soils, I can't approve the design unless Ecology buys-off on it. I
apologize if I ought to have caught this issue earlier, but the profile view of the filter
strip in the plans makes it impossible to miss the relative location of the filter strip to
an area of contaminated soils...!
Sheet 18
iii. Will the pipe between catch basins 28 &29 act as a dam in the filter strip collection
ditch? It appears it will from the profile view on this sheet...
iv. Is pipe cover an issue between catch basins 32 & 33, as seems to be indicated on this
sheet?
Sheet 19
v. Pipe cover in the area of catch basins 7 & 14 appear to be an issue...
