Mr. John Day
Slichter Ugrin Architecture
Plan Check Number: B1709-015, First Review
April 27, 2018
b. A detail clarifying the construction should be provided. Note that it appears multiple
hangers will be required at framing ends that are sandwiched together, or a single hanger
will support multiple framing ends. The proposed connection must be shown to be
consistent with the manufacturer's intended installation and performance. Hanger is
intended to pick up all 'sandwiched' members, i.e. (E) (2) 2x12's shall use HU212-2 or
similar.
c. Calculations substantiating the design of the hangers shall be submitted for review.
Calculations have been provided. Loads have been adjusted where connecting to fascia,
see supplemental calculations.
d. The back-span ends of the fascia boards appear to require a standard hanger installation
instead of the proposed inverted installation. The direction of the design load shall be
verified. If the load combinations yield both upward and downward loads, the connection
design shall evaluate conditions. Fascia calculations have been provided showing standard
hanger installation where required, and substantiating inverted design at locations
supporting cantilevered end of fascia. Please see supplemental calculations.
7. Detail 9/S2.1 specifies Simpson "BA" hangers for the wood joists. See IBC Section 107.2.1.
The following comments should be addressed:
a. The size of the hanger should be specified. Hanger has been specified for 13/4"x111/4" LVL.
b. The hangers will be welded to the channels. However, the existing sheathing is to remain
in-place. Clarify how the work will be performed. Means & Methods: contractor to
coordinate.
8. Revised calculations for the design of the roof framing supporting the parapet bracing should
be submitted for review. See comments below regarding the wind pressures. The calculations
should include a key plan clarifying the members being evaluated. The loads from the bracing
are concentrated on the joists, and therefore the joists should not consider the repetitive
member factor Cr per NDS-15 Table 4.3.1. See IBC Sections 1604.1 and 2306.1. The following
minimum locations should be included in the calculations:
a. Joists parallel and perpendicular to the bracing that provide direct support. Note that joists
in the building corners are concurrently subject to both conditions. Calculations for the
joists supporting the new parapet loading as applicable have been provided.
b. Joists supporting back-span ends of joists providing direct support. Calculations have been
provided for joists supporting back-span ends of joists providing direct support of parapet
braces. Please see B1 calculation as worst case supporting frames parallel to the beam as
well as frames perpendicular to the beam, with shorter joist spans therefore transferring
more parapet load to B1, relative to other conditions.
c. Exterior cantilever ends of existing framing that support joists providing direct support.
Beam calculations have been provided substantiating the capacity of the existing beams
with cantilever ends. Calculations based on worst case parapet brace loading were used,
creating small uplift values at the wall support resolved with Simpson H16 ties, see
supplemental calculations.
9. The roof framing plan on Sheet S2 specifies multiple existing built-up beams to be
strengthened with C10 beams per Detail 9/S2.1. The C10 beams effectively replace the
existing beams, but will rely on the existing beams for end bearing on the existing supports.
Calculations substantiating the existing beam ends to transfer loads to the supports should be
Page 3 of 6
CITY OF EVERETT • 3200 Cedar Street • Everett, WA 98201 • (425) 257-8810 • Fax (425) 257-8857
