3. Parking must be per City Zoning Code and City Design and Construction <br />Standards. <br />4. Any grading/fill on this site shall be done so as to not impact the surrounding <br />properties. <br />5. This project must comply with the current State Building Code and City of Everett <br />Sprinkler Ordinance. A Building permit is required. <br />6. Special charges for connection to the sewer and water systems in accordance with <br />Ordinance 1171-85 and subsequent revision are applicable. These charges are <br />based on projected water usage and can be substantial. Applicant is encouraged to <br />obtain a copy of the Ordinance and determine estimated charges prior to building <br />permit application. The actual charges shall be computed by the Public Works <br />Department per the ordinance in effect at the time and according to the information <br />on the approved plans at the time of building permit issuance. <br />7. Lack of comment on the plans submitted with the application does not constitute <br />approval of these plans. <br />8. A fire hydrant is required within 200 driving feet but not closer than 50 feet of <br />every structure. <br />9. City streets and alleys are to be kept clear of dirt and debris at all times during <br />construction. Dust suppression and street deaning must occur as directed by the <br />Public Works Inspector. <br />10. A Performance Guarantee is required for street improvements prior to any building <br />permit being issued. <br />11. A one year warranty is required on the public frontage improvements for an amount <br />not less than 10� of the cost of construction and shall run for one year from the <br />date of final approval/issuance of the first Occupancy Permit. <br />12. As-builts of storm sewer, sanitary sewer, and water systems will be required to be <br />submitted per City Design and Construction Standards and Specifications. <br />13. The city's traffic engineer has determined that there �vill be a traffic impact fee per <br />the city's Traffic Mitigation Ordinance $3,600.00 (based on the size and proposed <br />use of the building). <br />14. Treatment of storm warer runoff from paved areas must occur, per Ciry standards, <br />prior to discharge ofthe storm water ro the river. <br />15.
