CITY UF EVffit$1T <br /> (,ITY Oi� LVH V��TT SPSCIIIL PROPSRTY USS PffitMIT /3-88 <br /> puL'IiC YJorVs �e{;t. <br /> VARII►'fCE �3-88 <br /> GSNffi2AL HOSPITAL KSDZCAL CENTSR l�DZG1L OFFICB <br /> I,ND PARKZNG G7IRAGB <br /> west Of Rockefeller, Between 13th and 14th Streets <br /> June 17, 1988 <br /> � WHEREAS, there was filed with the City of Everett <br /> i Planning ..epartment on February 12, 1988, an application for a <br /> i Special Property Use Permit, under Everett Municipal Code (E.M.C. ) <br /> 19.58.010, and a Variance under E.M.C. 19,70.060 by the General <br /> Hospital Medical Center described as follows: a permit and <br /> Variance to allow construction of a 67,000 square foot medical <br /> office building and a 157,077 square foot, 526 vehicle space <br /> parking garaqe west of Rockefeller Avenue, between 13th and 14th <br /> 5treets; and <br /> WHEREAS, after proper notice was qiven as required by <br /> law, a public hearing was held on April 7 and 11, 1988, before the <br /> City of Everett Land Use Hearinq Examiner; and <br /> WHEREAS, after due consideration of the evidence elicited <br /> durinq the hearinq, the Everett Hearinq Examiner made findings of <br /> fact and conclusions and rendered a decision on Apil 27, 1988 , to <br /> grant the �pecial Property Use Permit and Variance with the <br /> followinq conditions: <br /> 1. The site must be developed in a manner consistent with the <br /> site plan, building ele��ation drawings and landscaping plan <br /> presented at the public hearinqs. Reference is made to <br /> exhibits 10, 11 and 12 which are said drawings and plans. <br /> 2 . The Applicant must comply wit•h all conditions listed in the <br /> Determination of Non-Significance N19-88 which was <br /> admitted as exhibit 5 to the hearinq. <br /> 3 . In addition to the hospital clinics and services to be <br /> located in the medical office building, a minimum of ninety <br /> percent (90� ) of the leasable medical office space must be <br /> leased to physicians or other health service providers <br /> involved in acute care or intensive care service provision <br /> at General Hospital. <br /> 4. Ownership of the medical office building must remain under <br /> a nonprofit corporation controlled entirely by the General <br /> Hospital Medical Center Board of Trustees for as lonq as <br /> the underl}ing zoning of the property is Single Family. <br /> 5. An upqrade of the hospital access signir.q sha11 be required <br /> based on an access signage plan approved by the City <br /> Traffic Department. <br /> 6 . A fire hydrant is required within 20o driving feet but not <br /> closer than 50 feet, of every st� •��ture per Ordinance <br /> 47]-80. A new fire hydrant must br nstalled by General <br /> Hospital at 14th Street and �oc-z' .ler Avenue to Ci:;+ <br /> Standards. <br /> 7 . Sprinklers shall be provided ir � basement of the parkinq <br /> qaraqe per UBC Section �802(b? <br /> e . Type I Standpipes must be provided in the parkinq qaraoe <br /> located per UBC Table 38-A. Standpipe and sprinkler <br /> connections shall be located in the southeast corner oE the <br /> med:cal office building and i�� the northeast corner of the <br /> car�inq qaraqe. <br /> . .
