s. A minimum of 5� of the parking area must be landscaped in <br /> compliance with Section 19.40. 050 of the Zoning Code and <br /> Section 1 .13 of the Standards and Specifications Manual. <br /> Plantings must consist of a minimum of 75� of the area in <br /> qroundcover and a minimum of 6 evergreen trees or shrubs for <br /> each l00 square feet of required landscaped area. Plantings <br /> should be a mi.nimum of three feet in height at time of <br /> planting. <br /> 9. Planting areas inside of the parking lot must Ce offset to <br /> minimize the visual impact of large asphalt areas. <br /> 10. A minimum of five �5) feet of landscaping must be provided <br /> on the north, east, and south sides of the dwellinq unit at. <br /> 1219 Wetmore unless that parcel becomes s part of the parkinq <br /> lot in which case the buffering is not required. A minim��m of <br /> five (5) feet of landscaping must be provided adjacent to the <br /> south and east sides of the dwelling unit at 1201/1203 <br /> Wetmore. ' <br /> The intent of this requirement is to provide screening of <br /> the parking area and to shield car lights from shining into <br /> residential structures. <br /> 11. All landscaping areas and materials must be maintained by <br /> General Hospital in a clean and healthy condition. All <br /> diseased or dead pl3nts must be promptly removed and replaced <br /> in-kind. <br /> 12. On-site detenti��n is required, OR, in lieu of providing <br /> on-site detention, pavment to City Drainage Fund 340 is <br /> ^llowed per Ordinance 670-80. <br /> 13 . City Council must approve a vacation of the alley east of <br /> Wetmore between 12th and 13th Streets prior to approval of any <br /> permits to qrade on the site. <br /> 14.
