Michael Brick <br /> To: Gordon Witcher <br /> Subject: Simpson Site Updated Traffic Mitigation Language <br /> DRA <br /> Gordon, <br /> Here is revised language for the Simpson site traffic mitigation. <br /> A system-wide traffic mitigation fee in accordance with EMC 18.40 shall be due for each dwelling unit upon issuance of <br /> its building permit. Per EMC this fee shall be based on the number of PM peak hour trips generated by this project. Per <br /> the approved Traffic Impact Analysis provided by Transportation Engineering NorthWest(dated 6/16/2014)this project <br /> is anticipated to generate 0.95 PM peak hour trips per dwelling unit. PER DEVELOPMENT AGREEMENT UNTIL DATE-OF <br /> SUNSET this equates to a traffic mitigation fee of$855 per dwelling unit. After that date this system-wide traffic 6'1-2441 <br /> mitigation fee shall be calculated according to the per-trip fee in effect at the time of permit issuance as defined in EMC <br /> 18.40. <br /> A payment of the proportionate share of necessary traffic improvements in accordance with EMC 18.40 to mitigate <br /> location-specific impacts shall be due for this project upon issuance of the first building permit. Per the approved Traffic <br /> Impact Analysis provided by Transportation Engineering NorthWest(dated 6/16/2014)two locations require <br /> proportionate share payments.
