4. Rent. Lessor agrees to defer escalation of the current rental rate for the first two <br /> years of Option Term Three in consideration of the Lessee undertaking all cost and <br /> obligation of re-carpeting and repainting of the leased Premises, except janitor's <br /> closet as shown on Exhibit A which will not be re-carpeted and repainted. The <br /> Rent for the Premises is currently $7,960.70 (includes 12.84%leasehold tax). The <br /> two-year escalation freeze shall also apply to the five (5) parking stalls currently <br /> leased by Lessee at the current monthly rate of$324.48 (includes 12.84%leasehold <br /> tax). The Rent for the Premises and parking shall increase on January 1, 2021, and <br /> shall continue to increase annually based on the escalation provision provided in <br /> Section 4 of the Lease. <br /> 5. Full Force and Effect. The parties agree that the Lease remains in full force and <br /> effect without interruption, except as expressly modified by this Amendment. As <br /> of the date of this Amendment, the parties know of no facts or circumstances that <br /> would constitute a default under the Lease. <br /> 6. Effective Date: The Effective Date of this Amendment is January 1, 2019, <br /> regardless of the date of signatures on this Amendment. <br /> 7. Counterparts. This Amendment may be executed in multiple counterparts, each of <br /> which shall, for all purposes, be deemed an original but which together shall <br /> constitute one and the same instrument, and the signature pages from any <br /> counterpart may be appended to any other counterpart to assemble fully executed <br /> dociimPnts. <br /> Signatures on following pages <br /> Lease Amendment No.3 <br /> 2 of 4 <br />
