The International Fire Code requires that all new structures shall provide Fire Department access roads <br /> to within 150 feet exterior walking distance of all portions of the ground floor. Fire Department access <br /> roads (Fire Lanes) shall provide a minimum of 20 feet in width of unobstructed, paved driving surface, <br /> exclusive of shoulders, with a minimum clear height of 13'6". Inside turn radii must be 35 feet. Outside <br /> turn radii must be 55 feet. Slope approach and departure angles must not exceed 8 degrees. Fire lane <br /> grade must not exceed 10 percent. Fire lane construction must comply with AASHTO H30 load capacity <br /> (74,000 GVW). Fire Lanes will be posted and maintained as required by the Fire Department. <br /> Unorthodox access which meets code requirements but is too unusual for crews will not be allowed. <br /> The site entrance shall be 20 feet wide. <br /> 17. Access to the structure on this lot will be excessive. This may be mitigated by the installation of a <br /> residential sprinkler system in compliance with the requirements of NFPA Standard 13D. Single family or duplex structures that are required to have a fire sprinkler system may use a single <br /> domestic water meter(see City of Everett Public Works Standard Drawing 502C). The size of the <br /> service meter(1-inch or greater) shall be calculated by the civil engineer or fire sprinkler designer who is <br /> solely responsible for these calculations. The City of Everett Public Works Department does not review <br /> these calculations and is not the authority having jurisdiction. The fire service side of the system must <br /> have a state-approved backflow prevention device.I3D systems will be required if units are kept as <br /> single family residences. <br /> 20. 13D Single-Family Home Sprinkler System--Valves shall be in heated rooms or garages. Minimum <br /> temperature shall be maintained at 40° F (NFPA 13D& 13R 8.3.1). <br /> 21. A fire hydrant is required within 350 driving feet of every one-or two-family dwelling structure. <br /> 22. Dumpsters over 1.5 cubic yards capacity shall be located a minimum of 5 feet from the building. <br /> 23. Prior to issuance of a Certificate of Occupancy the applicant shall provide condominium covenants (if a <br /> condo) or a written agreement to the satisfaction of the Fire Marshal that will provide for proper <br /> maintenance of such items as fire lanes, gates, signage, hydrants, and roads not otherwise to be <br /> maintained by the City. <br /> 1-3/2/ <br />
