7. All dwelling units within the building not affected by the fire will be required to be <br /> inspected for smoke alarms and carbon monoxide alarms prior to final approval. IFC <br /> Section 1101.4.2 <br /> 8. The location and sizing of exhaust fans in the bathroom and kitchen should be shown. <br /> IMC Section 403.3.1.1 <br /> 9. The exterior walls appear to be 2x4 construction. The plans should show that R-15 <br /> insulation will be installed in the exterior wall cavities. WSEC Section R503.1.1 <br /> 10. Draft stops should be provided in the attic space installed above, and in line with walls <br /> separating dwelling units and between dwelling units and stairs. IBC Section 718.4.2 <br /> 11.The roof assembly should be shown insulated up to a maximum amount of R-49. A <br /> minimum of 1"of attic space should be left and shown ventilated. WSEC Section 503.1.1 <br /> and IBC Section 1203.3 <br /> All codes cited refer to the 2015 International Building Code (IBC), the International Existing <br /> Building Code (IEBC), the 2015 International Fire Code (IFC), the 2015 International Mechanical <br /> Code (IMC), and the 2015 Washington State Energy Code (WSEC), as amended by the State of <br /> Washington and adopted by the City of Everett. The current IBC referenced standard for <br /> accessible design is the 2009"Accessible and Usable Buildings and Facilities" (ICC/ANSI <br /> A117.1). Federal ADA regulations and standards may be more restrictive. These comments <br /> address building issues only. Additional revisions or additions may be required by other <br /> departments (such as Utilities, Traffic, Planning or Fire).
