c
Ccivil&structural
--
ENGINEERING engineering&planning
September 18, 2017
Tony Lee, Building Official
City of Everett, Public Works Department
3200 Cedar Street
Everett,WA 98201
RE: Plan Check No.: B1708-028
Project Name: Highlander Apts. Fire Damage Repair
Project Address: 2415 11th Street
Dear Mr. Lee,
Itemized below is our response to the review comments in the September 13, 2017 corrections letter for the
above referenced project. Our response appears in bold.
1. A listing for the one-hour walls should be provided. IEBC Section 603.1.
IEBC 603.1 commentary says,"...provide the same level of coverage and protection that existed
prior to the repairs being undertaken." We have added notes to that effect to the plan sheets
S2.1 and S2.2. Since the gypsum board has already been removed in the affected units,we added
a plan note that all assemblies shall have a minimum of 5/8"gypsum board.
2. A listing for the one-hour floor/ceiling assembly between the upper and lower floors should be
provided. IEBC Section 603.1.
See item 1 response.
3. Duct penetrations through a one-hour floor/ceiling assembly should be provided with ceiling
radiation dampers or a shaft. IBC Section 717.6.2.
There is no through-floor ductwork existing or proposed.
4. A manual fire alarm system should be provided for the building if the project does not fall under an
exception provided under IFC Section 1103.7.6.
There is already an existing manual fire alarm system in this building.
5. The locations of smoke alarms within the repaired units should be shown on the plans. The alarms
should be hardwired, interconnected and provided with battery backup. IFC Section 1103.8.
Smoke alarm locations have been added to the plans on sheet S2.1 and S2.2.
6. Carbon Monoxide alarms should be shown on the plans. IFC Section 1103.9.
Carbon monoxide alarms have been added to plan sheets S2.1 and S2.2.
D EC- E5VED (1 )
^^ ,p
IFN
SEP 2 0 2017
250 4th Avenue South,Suite 200
CITY OF EVERETT Edmonds,WA 98020
Permit Services ph.425.778.8500 I f.425.778.5536
www.cgengineering.com
